Home sales up 22 percent on Kaua‘i

According to MLS statistics for the month of December 2003, there was a 22 percent increase in residential sales across Kaua‘i from December of 2002 to ‘03.
In the month of December 2003, there were 55 residential homes sold.
The biggest increase in home sales occurred in Kawaihau (23) this past December.
In Koloa, 12 homes were sold during the month last year while there were eight sales in Hanalei, down 38 percent from 2002 totals (13).
For the month of December 2003, sales volume across the island totaled $31,430,400.
The biggest sales volume increase (53 percent) came in Kawaihau ($10,252,400) while the biggest decrease (42 percent) was in Hanalei, $7,271,500.
The median sales price of a home on the island in December of 2003 was $439,000, up 10 percent from the same time in 2002.
The largest increase in residential home prices occurred in Koloa where the average price jumped from $345,000 in December of 2002 to $527,500 this past December.
In Waimea, the median sales price of a home dropped from $400,000 to $380,000.
In Hanalei, the median price of a residential home jumped 43.81 percent to $697,500 for the month of December 2003.
